A 4 bedroom duplex apartment for sale in Dubai Hills Estate is one of the more distinctive layouts you’ll find in the community, a two-level home that gives families genuine separation between living and private space, without stepping fully into villa territory. If you want to buy a 4 bhk flat in Dubai Hills Estate with that villa-style feel while staying within a managed apartment 4building, a duplex is usually the layout worth chasing.
At Takween Aldar, we’re a RERA-registered real estate agency (ORN 52576, DLD Trade License No. 1512704) with over 12 years of experience helping families find the right layout across Dubai Hills Estate and other master-planned communities. Here’s where genuine 4-bed duplex stock turns up and what to expect.
A duplex spans two internal floors connected by a private staircase, generally with living and entertaining space on the lower level and bedrooms upstairs. That separation matters more as families grow, giving parents and children distinct zones without the noise and traffic of a single-level layout. Combined with Dubai Hills Estate’s park and golf course setting, a 4-bed duplex here offers a genuinely villa-like lifestyle while still sitting within a full-service building with shared amenities and on-site management.
Mulberry, within the Park Heights district, is the strongest source of genuine 4-bedroom duplexes in Dubai Hills Estate. Units here have generally ranged from around 3,380 to nearly 3,950 square feet, with direct park frontage, large private terraces, and a layout residents and agents alike consistently describe as having a villa-style feel rather than a typical apartment. These are established, ready units, so you’re generally looking at resale rather than an off-plan wait.
Ellington House III offers a more compact take on the same concept, with 4-bedroom duplex units around 2,670 square feet and golf course views. It’s a newer, boutique-style building from Ellington Properties, generally positioned as a more accessible entry point into a duplex layout than the larger Mulberry units, while still being fully handed over and ready.
Beyond the two-level layout itself, buyers typically get:
It’s a genuinely different living experience from a single-level 4 bedroom apartment, even when the overall square footage is comparable.
Recent listings for 4-bedroom duplexes in Mulberry have generally run from around AED 9.9 million toward AED 11.7 million, depending on the exact unit, floor, and terrace size, while Ellington House III units have generally sat in a similar AED 9.9 to 10.5 million range despite the smaller footprint, reflecting its newer finish and golf view. Treat these as general reference points rather than fixed quotes, since pricing shifts with each new listing, and confirm current asking prices directly before making an offer.
If you want to buy a 4 bhk flat in Dubai Hills Estate specifically in duplex form, it’s worth going in with realistic expectations on supply. Listings in both Mulberry and Ellington House III are consistently described by agents as rare, and the total number of duplex units within each building is limited compared to the standard single-level stock. When a genuine duplex does come to market, it’s generally worth moving decisively rather than waiting to see if a better option appears, since these don’t sit unsold for long.
Tracking genuine duplex availability across Mulberry and Ellington House III, rather than sifting through standard single-level listings marketed loosely, takes local knowledge and active monitoring of what’s coming to market. Our team at Takween Aldar can help you buy a 4 bhk flat in Dubai Hills Estate with the specific duplex layout you’re after, and reach out the moment a genuine match comes up. Which buildings in Dubai Hills Estate have genuine 4 bedroom duplex apartments?
Mulberry, within Park Heights, and Ellington House III are the two clusters most consistently associated with genuine 4-bed duplex stock. Availability is limited in both, so it’s worth checking current listings regularly rather than assuming stock is always on the market.
How big are the 4 bedroom duplexes in Dubai Hills Estate?
Mulberry units have generally ranged from around 3,380 to nearly 3,950 square feet, while Ellington House III units run smaller, around 2,670 square feet. Exact sizes vary by specific unit.
Are these duplex apartments ready to move into?
Yes, generally. Both Mulberry and Ellington House III are established, handed-over buildings, so most current 4-bed duplex listings are ready or resale units rather than off-plan.
Why are 4 bedroom duplex apartments described as rare in Dubai Hills Estate?
Duplex layouts make up a small share of the total unit count within most buildings, since the design requires combining space across two floors. That naturally limits supply compared to standard single-level apartments.
How much does a 4 bedroom duplex cost in Dubai Hills Estate?
Recent listings have generally ranged from around AED 9.9 million to AED 11.7 million, depending on the building, unit size, and view. Confirm current pricing for the specific unit you’re considering, since this shifts with each new listing.
